Where timeless design meets the spirit of Gramercy.
At the intersection of modern living and refined, classic design, The Florian pays homage to the storied history of Gramercy while charting its beautiful, bold future. Quiet, elegant touches make the ultimate statement: You’ve arrived.
Massing
& Form
The structure is defined by a restrained massing strategy that steps gently as it rises, allowing the upper floors to recede in a gesture that respects the human scale of the neighboring historic fabric. The rounded corner at the intersection subtly softens the building’s presence, guiding the eye upward in a continuous sweep and offering a counterpoint to the rigidity of the surrounding buildings.
Glazing
& Light
Large-scale windows dominate the upper floors, allowing for abundant natural light to flood the interiors. These windows are strategically organized in vertical bays and subtly curved at the corners, providing panoramic views and enhancing the fluidity of the facade. This gesture of transparency contrasts beautifully with the solidity of the brick, reflecting a balance between enclosure and openness.
Sustainability
& Nature
The rooftop terraces and planted edges speak to a biophilic design philosophy of The Florian — greenery is not treated as an afterthought but as an integral architectural element. These elevated gardens soften the hard urban edges, create microclimates, and offer residents visual and physical access to nature, aligning with modern wellness-focused design principles. The Florian is also a ULEB (Ultra-Low Energy Building), designed to use approximately 50% less energy than standard new construction — an entirely electric, future-proof building that reflects the commitment to sustainability and forward-thinking design.
Urban Context
& Legacy
The Florian stands as a bridge between the storied past and a sustainable, design-forward future. It harmonizes with the lower-rise pre-war buildings along the avenue while introducing an architectural language that is undeniably modern. The design resists overt flamboyance in favor of nuance, craft, and dignity — embodying a vision of architecture as timeless, contextual, and human-centric.
